TIPS FOR A SMOOTH APPRAISAL PROCESS

APPRAISAL TIPS:

Many things can be done to facilitate a smooth appraisal process.

Prepare your home: 
In most cases, photos of each room will need to be taken. Tidy inside and out, so floors and fixtures can be easily viewed and the property exterior can be easily traversed.

Have the utilities on: 
The water, heat/central air-conditioning and lights should be functioning (if possible).  Photos of the furnace, hot water tank, electrical panel and central air-conditioning unit (if present), will be taken.

Appraiser access: 
Appraisers need access to basements, crawl spaces, garage interiors and attics.  Please make sure these areas are clear of debris and accessible prior to the appraiser's arrival.

Note recent improvements: 
Updates to the kitchen and bathrooms, flooring and fixtures, as well as newer roof, windows, furnace, hot water heater, electrical and plumbing can be noted to the appraiser.  Additions and other renovations or improvements can be noted as well.

Deferred maintenance: 
If possible, it's a good idea to take care of any deferred maintenance issues prior to your appraisal appointment.
